For me, all thanks go to the Good Lord for the many blessings he has provided:

My physical, spiritual and financial health

A business that has not only survived during this real estate meltdown, but has thrived beyond my wildest dreams.

So many in this country have experienced the most difficult time of their life in 2009.  My heart goes out to all of those who have suffered.  In 98% of the cases, job loss, income reduction and other financial problems have been the central source of all the pain and anguish.   

And the only way I know to help has been to provide the greatest (and most affordable) real estate mentorship program ever created.  No one in the history of our industry has ever embarked on such an ambitious journey; putting our money where our mouth is and making our profits when our mentorship students close deals.  We’ve been told over and over and over again by our peers in the real estate education business that we need to charge tens of thousands for our unique and one of kind mentorship service.  But we’ve held firm because we are committed to allowing anyone the opportunity to become financially free. 

The reality is that no one breaks free financially without a mentor…no one.  Anyone who tells you otherwise has not broken free financially.  Remember this simple truth:  “You can’t learn to ride a bike by reading a book.” 

So if I put myself in your shoes, one of the biggest challenges you must be faced with is deciding which real estate education program to go with.  There seems to be a new guru and a new program promising you the world ever week.  How do you choose?  Picture the end of the movie, Indiana Jones and the Last Crusade, “When  you choose, choose wisely.”  

The secret is to determine who is actually producing extraordinary results.  Who is genuine, authentic and sincerely interested in changing your financial life? 

If you have been burned in the past, you may be jaded and assume all programs are the same.  I’m here to tell you that that’s simply not true.   In life, there are good people and bad people.  Good pastors and bad pastors.  Good attorneys and bad attorneys.  Good doctors and bad doctors.  The same is true of real estate educators, there are good educators and bad educators.

I am so pleased with Short Sales Step by Step.  These guys bring everything to the table that the other coaching companies do not.

What do they bring to the table you may ask?  First they do not charge an arm and a leg up front for there services instead they charge a reasonable fee to get started with them then a small monthly fee for internet resources. I personally got sucked in by a few other companies out there who offer coaching but only after paying one company 20k and another company 10k  (up front) and was part of there coaching program did i realize they had major flaws and seriously lacked in several different areas leaving me royally screwed.

Second, there coaching calls and education resources are very user friendly. For example they have 6 coaching calls a week, and some of the calls are in the evening and on Saturday making it available for the typical student who has a full time job and is only available after regular business hours. I had one company who would hold one coaching call on Tuesday at 2pm (ridiculous) and there were 50 other people on there leaving no possible way for people to get the help they needed, that alone showed me that the company was in it just for themselves and not the students, but they didn’t shair that info up front.  

Third, not only are there coaching calls convenient but very informative, each student is able to ask deal specific questions about there deals or current situation then the coaches give specific things for them to do. Even if a student is just starting off they can learn by listening to the other students real life current examples, it is all very up to date with what is going on now in this market.

Fourth, most important the coaching is set up for the student and to help the student, it is easy to get answers to questions either through the coaching calls or through the on-line site. The coaches show up on time and provide the answers and knowledge needed to move a person to success granted that you have the resources, time, effort needed to make it happen. Short Sale Step by Step most definitely does deliver on meeting there responsibilities to teach and educate then its up to the student to put it into action.  

If some one is serious about finding the right coaches, i highly recommend Short Sale Step By Step and coach Phil. Coach Phil and his team really are good, honest people providing the service they offer, i honestly wish i would have only found Short Sale Step by Step sooner and would not have waisted so much time and money on the companies with just a good sales pitch.

Just because a company says they have alot of experience in short sales and in doing short sales and has been around a long time that does not mean that they are good at teaching short sales. Short Sales Step by Step has both experience and the ability to teach effectively and they do just that.

    Hi Phil,
    First I want to let you know that I am blessed as well… I have been blessed my entire life and didn’t even know it. Your program was the filler in my life. Kind of like the cracker crumbs or the oatmeal you use when preparing meatloaf. You use all of the right ingredients and it’s wonderful. Leave out the filler and it might still taste wonderful but it will fall apart everytime. I was a single mom and raised two wonderfully procuctive members of society. I was so busy raising them properly that I didn’t really take alot of time to sit back and think what was going to happen when they were grown and gone. For the first 10 years of my childrens lives I was a waitress in a little diner that my parents own. I soon realized that I needed more money than that if I was going to send my children to collage and give them a fighting chance. So, I joined the Laborers Union and I built bridges for a living. That was extremely hard work but financially it suited my needs. I put my children through college and they are now on there own blessing me with grandchildren. In January of this year I was laid off, out of work and nearly out of money I was in a panic. My Father showed me your program and suggested that I try it. I was very skeptical at first. I would have to actually talk to people with some intelligence and that scared me to death. I only have a high school diploma and didn’t do very well with my grades. With nothing to loose but a few dollars I joined your program. It was even harder than I had anticipated. Again I was in a panic. I knew I had made a terrable mistake. There was no way that I could do this. I will never forget my first confrence call when I actually spoke and told you of my fears. My fear was that I would fail when I spoke to people about doing a short sale on there home. Your response was amazing… It kinda went something like this..” Of course you will fail a few times, we all did, but you just keep trying and eventually you will sign up deals like a pro, trust me.” I had the luxury of devoting my life to short sales and within no time I was signing deals up, lots of deals!!! I have closed deals and am making money… lots of money!! In just a few days I will close a deal that is going to make me over 21000.00!!! In a perfect world if I make no mistakes and all goes well I will make 249000.00 with all of the deals I have signed up now, but who lives in a perfect world?? So in the real world maybe I will only make 150000.00 off of my deals… When in your life have you been able to say to yourself “well, if all goes right I can make 249000.00 dollars??” Unless you are a short sale step by step student I will bet never.. The other amazing part of the short sale step by step program is that God is involved as well. Not a bunch of “bible beaters” just honest christians that aren’t afraid to give praise and thanks to the one that truly deserves it. You are never going to be able to convince the “non believers” about the short sale program. I have family members that have seen me make money and are still skeptical. You are touching the people that reach out and blessing them with your skill. Keep up the amazing work. God Bless

    Lord and where we can still praise God for what we do have. Some of us have more some

    less, but as long as Jesus lives in us we are children of the King. Praise God.

    How about giving one full proof from beginning to end including samples of offers so a person can close a deal, so people can buy your product or course? If one works they would have money to buy your course. Sorry i’m a first timer trying to learn and is stuck on writing offers. Brad.

  6. With all due respect Trisha, I have responded to every message and/or question you have asked. You may have to review the previous comments on previous blog posts to see my responses. I remember you has the person that gave me a very kind comment about my writing style. I really appreciated that.

    By the way, I know of no other real estate educator that responds to people like I do. I will speak to anyone for free who wants to talk to me. Try getting anyone else in my industry on the phone. Anyone. Good luck. I respond to blog post comments and questions everytime, even on holiday weekends. Find another real estate aducator out there that is this accessible and this easy to speak with. I say this not to toot my own horn. but to point out how far different I am than the norm.

    Hi Phil,

    Your Short Sale program is no doubt the best program structure that I have seen or heard of for the motivated entrepreneur newbie in real estate investing. I believe this because I am presently involved for the fourth time with a fourth mentoring program supposedly of the highest caliber in the country. After 5 years of over 6 hours/day for 7 days/wk of reading the elite books, courses, articles, reports–including attending the teleseminars, real conferences, and mentoring, I have not truly made $50 in any effort I’ve made in spite of the huge amounts of money I’ve spent, the driving motivation I have always had, my bastardly persistence, and prayer.
    I know that what you said is true—no one can break through the highly successful business barriers without a mentor, or at least a direct and constant personal connection with a guru. This is true for any field of business from Internet Marketing to Professional Practice in my experience.
    My trips through using mentoring programs have been completely disappointing as is the real estate one I’m in now for $25,000 up front—a top of the line group with a pro athlete. In every case I have been mentored by subcontractors outside the basic program group. You don’t do that. The mentors always are unaware of what the primary company offers, how it functions, and who the company leaders are—like being transferred to supposed outside experts who offer no plans, rarely are free with good advice, mess up call appointments, forget what they counseled me about the last call, and seem afraid to give any homework or instructions to keep me on the right track. I was never told that their mentors were subcontractors not associated with the primary company.
    By using inside mentoring, you have the key to effective mentoring, latest updated techniques and strategies for RE success, and reliability that’s based on your commitment to keep your word. What you say–you mean. It’s a rare finding in today’s marketplace.
    These are things that your own marketing should point out to your students–when comparing to other real estate mentoring programs. Your financing and payback system for your course is one no one else is doing that I have found, and is by far the best for newbies like me who have no credit, have no money, and are looking for help to make it all work.

    Wow, that comment was absolutely extraordinary. If only every person looking to invest in real estate education could read what you just wrote. You touched on so many key items missing in other “coaching” programs, namely, misaligned incentives (meaning they get all their money upfront), the leader not being involved (the guru does a disappearing act after the sale) and there not being a system to keep track of all the details so the student never has to backtrack when asking questions about a deal (not having a software system like we do in ePartner).

    While you may not have hit pay dirt in your real estate endeavors yet, you’re certainly rich in wisdom. And as Proverbs tells us, “With all they getting, get understanding”.

    Your ideas on how we should share how we are different were spot on. Our biggest challenge, of course, is explaining it in such a way where we don’t overly bad mouth our competition. As my grandfather always said, “When you throw dirt, everyone gets dirty.” However, at the same time, consumers need to know the truth.

    By the way, your cell phone had a Las Vegas area code. If you are located in Vegas, I will be traveling there soon and I may be able to arrange my schedule to say hello to you in person, if you would be interested. Rarely do I get a comment such as yours that is so heavily laden with intelligence and understanding.
