in Michigan they get 10%. I don’t know what they charge here in Nacogdoches.
I thought this was really good info and important because I always thought (and was told) thta it is a benefit to work with realtors because they can help you list and ultimately find buyers. I knew about the 3% but thought it would be worth it if they got a buyer but agree with Phil why pay if they are not doing anything except stealing your profit. Other gurus say 3% isn’t that bad and I now totally disagre.

don’t really know where to post this so will try here. I live in Sc and was tod by a realtor can’t post on MLS if it’s not your property yet so how do you list it? Or get around it legally

This question plagued me many, many years ago. I wanted to have my cake and eat it too. I wanted to get properties on the MLS because over 90% of houses are sold on the MLS…it’s virtually a guaranteed way to find a buyer (and the easiest way too). But most MLS systems require that the property be owned by the person listing the property. Meaning, the MLS won’t allow you to take an option on a property and then list it. Most state laws do not proclue this, just the MLS system. And since the MLS is basically a monopoly, they can do whatever they want. So back to your question…you’re in South Carolina, you want to get a property on the MLS that you have not yet purchased and closed on? We do this quite often in South Carolina, and every state for that matter. The only people who know how we do it are those that are members of a our coaching and mentoring program because we split the profits on the deals that close. In other words, it’s a trade secret and only our people are taught it. And I’m good about giving out information for free, but this particular piece of data took us nearly a decade to perfect and is only accessible to our people. I’m sure you’d do the same if your income was derived from the information you had gathered over a lifetime of trial and error.
