I have a short sale that I just started. My accountant has a client that owes $245,000 on a three family with no equity, a vacant unit that needs repairs etc. He is still paying payments but can’t afford to continue paying. This was his first purchase and he bought it from a friend that sold the house in need of a lot of repairs. Present value is about $150,000. We would like to flip it to someone else, but will have to work out a short sale with the bank. where do I start

I’m a rookie to the short sale game. Thank you for that information about finding potential sellers on craiglist that was very enlightening. To be honest I think I would be good at getting the deals for short sales if I had the basic knowledge but I think If I was able form an alliance with a team that new short sale back and forth, begining to end and could close the deals , I think it would be lucrative for everybody involved. Is that something you and your team could possibly help me out with.

I don’t really understand a short sale, so if a purchase is listed at $169,900 and may do short sale how low would you offer ? Between $96,000 and $100,000?
That is a very detailed answer. We take a very sophisticated approach in determining our initial short sale offer. We DON’T arbitrarily make a low ball offer. We eveluate comps, if it had been listed for while, and a bunch of other factors. If you are not strategic in the way in which you make your offer, it can be the cause of much frustration and a lack of approved short sale offer.

My best advice is to find a way to save up the necessary funds in order to join one of our programs. Some other students have done such things as wait tables, park cars, deliver pizzas or work banquets at a hotel or country club. Grab a quick part time job to fund the purchase.

Depends on area, time of year, your feedback. It depends on a large number of factors
